The hospital is secured as a tenant with a six-year lease to June 2023, with an additional six-year option to 2029.
Burgess Rawson is offering the property for sale through an expressions of interest process.
“We’ve sold a lot of medical centres, veterinary clinics, government-leased educational-type properties in the past, but this one is largely unique and very exciting,” Burgess Rawson director Shaun Venables said.
“What has been built over time on this site is more than 3800 sq m of buildings and very high-quality steel fencing throughout the entire property to keep some very expensive horses separated.”
While there is little to compare the site with in previous sales data, the agents expect it to sell above $3 million.
“The infrastructure that is there makes the anticipated price well below replacement cost,” Mr Venables said.
The Goulburn Valley Equine Hospital business was purchased by University of Melbourne in 2017.
